01. Getting Pre-Approved

02. Starting the Home Search
On to the fun part! Get up-to-date MLS listings on Homesnap in your favorite areas and as your agent, Gabby will help search for the perfect home on your behalf as well as keep an eye out on upcoming listings that haven’t hit the market yet. Gabby will schedule showings for you to tour any property you’d like in person.
03. Making An Offer
Once you find “the one,” Gabby will advise you on constructing the most attractive and strongest offer possible to present on your behalf. Considering purchase price, closing date, sale contingencies, and any special stipulations are all things that will be closely taken into consideration when drafting your offer. Once your offer is submitted, sellers may accept, reject, or counter the offer. If a counter is presented, a negotiation period will begin until an agreement is reached or the offer is rejected by either party.
04. Going Under Contract
Now that your offer is accepted, you will be officially under contract. While the purchase will not be complete until your scheduled closing date, the property cannot be sold to anyone else while the contract remains in effect. During this time, you will likely make an earnest money deposit and secure your mortgage loan. Most lenders offer a wide range of loan options and it’s vital that you work with a lender you trust to determine the best loan program for you.
05. Negotiating, Inspections & Appraisal
Inspecting the condition of the property and home is a crucial part of the home-buying process. Gabby works with incredible licensed home inspectors that complete comprehensive evaluations of the entire property and report any issues with the condition of the home from its structure and systems to any notable damage. Depending on the verbiage in your purchase agreement, you may enter additional rounds of negotiation to resolve any problems discovered during the inspection. Your lender will arrange a professional appraisal of the home. An appraisal is an unbiassed estimate of the fair market value of a home and is conducted by an independent third party.
06. Closing the Deal
It’s time to celebrate! Prior to closing, we will complete a final walk through to ensure that all repairs were completed. Your lender will provide final closing documents that will summarize loan terms, monthly payments, taxes, and any other costs associated with closing. Once the paperwork is signed by all parties and your loan is funded, you will receive the keys to your new home!

01. Preparing Your Home to List
Before we list your home on the MLS, be prepared to compete some listing paperwork and prepare your property for market. Gabby will introduce your property to other Fridrich & Clark agents to maximize exposure to your home before it hits the market. During this time, a comprehensive marketing plan will be developed and implemented for your property.
02. Marketing Your Home
Your home will appear on the MLS and other home search platforms for buyers and buyer’s agents to see online. Gabby will facilitate scheduled listings, follow up with leads, and host open houses (if applicable). During this time, Gabby will continue to monitor the market, provide updates, and asses strategy.
03. Managing Leads and Contract
In order to get the best price for your home, it is imperative to bring the right buyers to your listing. Through a combination of marketing and lead management, Gabby will review all of the leads and offers in order to negotiate the ideal contract for your home.
04. Closing
